In today's market, if you're trying to sell your house, the Real Estate Agent can make the difference between whether or not your house even sells.  Choosing the right agent can be a daunting task, but at Home Grown Real Estate, our agents are highly trained to make sure your house sells for the price that you need in the shortest amount of time possible.

Things to Consider When Selling Your Property:

Price:  In today's market, the greedy seller doesn't sell.  If you're price is not set at a fair market value, you may have little or no showings on your property.  Our agents are trained to help you find just the right price that will help you sell your property in the amount of time needed.

Condition: Most buyers go looking at properties with preconceived notions of what to expect.  At a lower price point they will expect to see a property's condition to be one way.  At a higher price point, buyers have different expectations when it comes to condition.  Our agents help you decide which repairs are necessary at the price point you have selected, and which repairs are not necessary. Keep in mind that our agents are also construction consultants for our sister company, Harmony Building and Construction, and they know what repairs add value and which ones don't.

Availability:  Many buyers like to see houses on a whim.  Sometimes the best sales take place when someone comes from off the street and wants to see your house in an hour.  Your house should always be clean, uncluttered, and ready to show at a moment's notice whenever possible.  Telling a buyer they'll have to come back tomorrow is like telling a buyer you don't want their business. 

Negotiability:  Always set your price so that there is room to negotiate.  In today's market, very few buyers are willing to pay full asking price for a property, even if it is set at a fair market value.  Never set your price too high, but there should always be some room for you to compromise with the details of price, closing costs, minor repairs, home warranties, etc.  Sellers with no room or no desire to negotiate can quickly turn off buyers.
